While you wait in the waiting room of the Marketing floor, keep an eye on Aelys. You have to wait for her to leave her desk before you can sneak around. After she is gone, make your way to the stairs and head down. Keep an eye on your left and you will find some rafters you can jump on. On your right is a vent door you can unlock and get inside. Jump down to the bottom of the vent to find another vent door you can go through. You will soon reach the passage that leads to Research and Development.

Of course, since you are an unauthorized visitor, the guards inside will turn hostile when they spot you. You can try to stealth your way through and kill any guards you come across, or downright attack them. There is an optional quest you can complete here. The optional quest is to sabotage the heating system by manipulating the guard and running the Program on Lucas’ Computer.
